Renting out your home can be a daunting venture and scary especially if it is your first time. In our real estate market of late, sometimes it just makes more sense to rent your home rather than to sell it. If that is your case, hopefully we can put your mind at ease.

Here are the steps that we take in an effort to secure a wonderful tenant and facilitate a satisfying landlord experience:

1. We market your home. Just like we market our homes for sale, we provide a photo driven marketing campaign complete with visual tour. On Realtor.com which happens to be the Number 1 stop for potential tenants in our area, we have purchased an enhanced presence which allows us to showcase your listing with 25 photos, our own headline and text, plus a visual tour. It's powerful marketing! We also post you on numerous other web sites in a strategic manner. For a well priced rental listing, we currently can get the home leased within 30 to 40 days conservatively speaking.

2. We screen your tenants. It is imperative that we screen your tenants (at their expense). Our background check consists of credit, criminal, and past eviction checks. Usuall this process efficiently weeds out the segment of tenants that will cause "headaches" down the road. If your home is within a community that has a required screening by their Association we will defer to them.

3. Attorney Authored Lease - Better Protection. The 9 page lease is drafted by an attorney. We find it to be very firm but fair. It's one of the more comprehensive leases that we have found.

4. Welcome. On check-in day, we meet your new tenants at your home and exchange keys and clickers for the funds that you have agreed to.
